Another Dollar Tree in Midland to be considered Tuesday


The Midland Planning Commission will hold a public hearing on a site plan for a Dollar Tree at the corner of M-20 and Vance Road at 7 p.m. on Tuesday in City Hall. 

Wolgast Corporation proposes constructing the 9,828 sq. ft. Dollar Tree at 3410 and 3420 Isabella Street (M-20). These two lots were recently rezoned to Neighborhood Commercial after the Planning Commission recommended the change to City Council on Oct. 10.

Neighborhood Commercial is the most restrictive commercial zoning, including a restriction on hours of operation forbidding operation between 11 p.m. and 7 a.m. 

On Oct. 10, a resident living near the location expressed concerns for the neighboring residential area and advised the Commission consider traffic impacts to the area if the entirety of the two parcels are used for commercial purposes.

The commission will hold a public hearing on a site plan for the Dollar Tree on Dec. 12, but a final decision is expected to be made at its next meeting on Jan. 9, 2024. City staff recommends that the board not issue a final decision until updated plans are received addressing certain issues.

Those issues would include an insufficient number of fire hydrants, the lack of a pedestrian connection from the proposed sidewalk along Vance Road, the lack of double striped parking, compliant barrier free and van accessible parking details, and more.
