Massive million-dollar retail hub to transform ‘hot area’ of San Antonio


A new retail hub is emerging within a bustling area of San Antonio. Those living on the city’s Far Westside will have new food, financial, and other service options in the coming year.

Landlord DNC Ventures is welcoming a one-story shopping plaza called Atrium of Arcadia, a Texas Department of Licensing and Regulation filing shows. It’s set to anchor 13746 Potranco Road, within the 78253 zip code. Over the past few years, the corridor has seen its population and thus, commercial real estate appeal increase.

Folks have likely noticed increased construction equipment at a site near the Coolcrest and Villages of Westcreek neighborhoods over the last month. Crews broke ground on the nearly 8,000 square-foot plaza during the last week of September, according to realtor Juan Rodriguez of Ron Heller Properties Inc., which is representing the development.

Street view imagery from Google Maps shows a pile of dirt, gravel, and trees at a piece of land that will soon host a string of fresh businesses. Its TDLR address places it across the street from high-traffic points like Dr. Joe J. Bernal Middle School and Texans’s favorite grocery store located off State Highway 211.

“It’s just an extremely hot area of town,” Rodriguez tells MySA. “It’s the daily traffic count, one. Two, the amount of rooftops that are within a three to five-mile radius. Three, the proximity to H-E-B.”

Two tenants are already confirmed for the spot, according to Rodriguez. These include the California-headquartered company, Farmer’s Insurance, and Taqueria Don Julio Bar and Grill. Per the San Antonio Business Journal, the eatery is operated by the same family that runs  El Rodeo Mexican Restaurant on Broadway and Taqueria Jalisco Express, based on the city’s South Side. With early-morning hours and a drive-thru, it will prove convenient for families hitting the road around sunrise.

“There’s a lot of rooftops out there, but there’s not a lot of places to grab breakfast, you know, other than Mickey D’s and stuff,” Rodriguez explained.

Renderings for the project, provided to MySA, show that a sleek and modern design is planned for the plaza. Its designer is Open Studio Architecture, the same firm behind the Shops at Luckey Ranch.

Currently, 4,525 square feet of space remains available for lease within the strip. So what can locals expect to see snag these spots? Ideally, they would be regional or national businesses that have been expanding into other parts of San Antonio, or ones that have a minimum establishment record of three years, Rodriguez says. It’s unlikely Atrium of Arcadia will host a second restaurant, but a coffee shop is a possible contender.

Investors are pouring $1.4 million into the new-build. The shell of the structure is expected to be complete by the first or middle quarter of 2026. A grand opening date is tentatively scheduled for May of this year.
