Multimillion-dollar homes take shape in Frisco and more deals


Construction at one of North Texas’ newest communities filled with multimillion-dollar homes is moving along.

Dallas approved more than $14 million in incentives for a transit-oriented apartment project in the southeastern portion of the city.

And there’ve been sales, deals and leases galore across Dallas-Fort Worth.

The Dallas Morning News has compiled a list of recent highlights from the region’s industrial, office and residential scenes.

Here are a few deals from the past few weeks:

Developer Fehmi Karahan and Frisco officials were on hand for a project update and tour of The Preserve, a community filled with multimillion-dollar homes within the Fields development.

The first phase of the 267-acre gated community will feature 233 custom homes by top North Texas builders. Lot sizes range from 6,800 square feet to over an acre. Community amenities include PGA golf courses, 25-plus miles of trails and the private Brookside Club.

Home construction began in late 2024 and prices start at $3.5 million.

The front of the residential neighborhood is complete, and several custom and spec homes are under construction. The first residents could move in by next spring, according to a Preserve representative.

The Preserve is part of Fields, a 2,500-acre development in North Frisco off the Dallas North Tollway.

The development is home to the PGA of America Headquarters, Omni PGA Frisco Resort & Spa and the upcoming Universal Kids Resort and Fields West.

Dallas City Council approved a $14.5 million incentive for the Palladium Buckner Station project, a proposed mixed-income and transit-oriented development project in southeast Dallas.

The project will be developed at Dallas Area Rapid Transit’s Buckner Station at 8008 Elam Road. An underutilized parking lot will be turned into mixed-income apartments.

The development is led by Dallas-based Palladium USA Inc. and being constructed in partnership with the Dallas Housing Finance Corporation.

The estimated $107.1 million project will add 304 mixed-income apartments. 80% (244 apartments) will be income-restricted and leased solely to households earning at or below 60% of the area’s median family income.

AT&T is relocating and expanding one of its call centers to Richardson.

The city of Richardson is working with Provident Realty Advisors on a building modernization grant and permit fee waivers. The move will include a $15.8 million investment by Provident to accommodate building improvements, city officials said.

ONM Living, a build-to-rent homebuilder in Dallas-Fort Worth, will start construction on two build-to-rent communities — Cottages at Century Farms near Anna and Cottages at Providence Commons in Providence Village.

Cottages at Century Farms will feature 290 duplex-style homes just north of the forthcoming Collin County Outer Loop extension. Cottages at Providence Commons, located at 10734 Fishtrap Road, will include 188 cottage-style homes.

Both communities are expected to begin renting in late 2026.

The total capital investment in the developments is $100 million. OMN Living plans to develop and deliver an additional 1,000 rental units representing more than $250 million in new capital investment over the next three years.

Dallas-based Cambridge Holdings Inc., a national health care and mixed-use real estate developer, broke ground on Frisco Station Medical Office Building, an 85,800-square-foot specialized building.

The building will be part of Frisco Station’s Health and Wellness District. The 35-acre district is part of the 242-acre Frisco Station mixed-use development.

Frisco Station Medical Office Building will be located on the southwest corner of Warren Parkway and the future Wellness Way.

Compass Surgical Partners, Orthopedic Institute of North Texas and Lam Vascular & Associates will serve as anchor tenants for the building, operating a rentable 13,200-square-foot, ambulatory surgery center and clinic space. Additional tenants include Elite Imaging and physicians specializing in interventional radiology, OB-GYN and orthopedic spine treatment.

HighPark Capital, in partnership with Phoenix Capital Management, has broken ground on a 242-unit luxury apartment development in Denton.

The 4-story property will be on 8 acres within the Rayzor Ranch master-planned development, which includes more than 400 acres of retail, entertainment, residential, medical and office around a public park.

Amenities include a resort-style pool with tanning ledges and cabanas, pickleball courts, a fitness center, a yoga studio with outdoor turf yoga lawn, multiple work-from-home offices and an outdoor kitchen and dining area.

The project is slated for completion in early 2027.

Two Dallas firms, Kobalt Investment Company and The Retail Connection, acquired Sherman Commons, a 275,477-square-foot shopping center in Sherman.

The 98% occupied center is anchored by Academy Sports + Outdoors, Kohl’s, Five Below, Ulta, Office Depot and PetSmart. Terms of the transaction were not disclosed.

Austin-based Scott Felder Homes acquired D-FW homebuilder Olivia Clarke Homes. The deal was closed May 13. Financial terms of the deal were not disclosed. Founded in 2020, Olivia Clark Homes has built properties across fast-growing North Texas cities such as Celina, Providence Village and Lakewood Village.

ACIS, a full-service HVAC company, has relocated its headquarters to Allen’s 121 Tech Park.

The firm signed a 12-year lease for a 33,000-square-foot space and will house over 150 office and field employees. ACIS is expected to move to the new headquarters in the third quarter of 2025.

121 Tech Park, near U.S. Highway 75 and State Highway 121, has Class A flexible office, industrial and technology space. The first phase consists of four buildings totaling 340,000 square feet. A planned second phase will bring the development to 740,000 square feet.

Real estate developer KDC and Hugs Inc. recently broke ground on a $10 million headquarters and training academy.

The new 13,500-square-foot facility, located at 221 Andrews St. in McKinney, is slated to open in the summer of 2026. The two-story building will house Hugs Café, which is relocating from 224 E. Virginia St.

Hugs Café Inc. is an organization that provides training and employment for adults with disabilities. KDC, H-E-B, Sammons Enterprises Inc., Compatriot Capital, McKinney Community Development Corporation, Mabee Foundation and The FS Foundation provided support for the new facility.

Amenities include a training academy and training kitchen, administrative offices, learning areas and workspaces.

KDC is the project developer, Corgan is the architect and Brasfield & Gorrie is the project’s general contractor. Valliance Bank is the strategic financial partner.

ProSource Industries, a contract manufacturer of wire harnesses, cable assemblies and electrical control panels for original equipment manufacturers, leased a more than 104,000-square-foot facility at 602 Fountain Parkway in Grand Prairie.

Partners Real Estate’s Langston Sutcliffe represented ProSource Industries. Stream Realty Partners represented the landlord, Leon Capital.

Brewer, Attorneys & Counselors, the Dallas-based litigation firm, is looking for a new headquarters to expand its operations.

The firm will consider locations in the corridor east of downtown, Knox-Henderson and South Dallas, where the firm sees potential to partner on office development projects. The move follows more than 30 years of the firm’s office base at the Comerica Bank Tower in downtown Dallas.

The firm anticipates relocating from the Comerica Bank Tower in 2026. Colliers brokers Travis Ewert and Billy Vahrenkamp are advising on the search.

Los Angeles-based Stockdale Capital Partners purchased West Plano Medical Village, a 49,228-square-foot class A outpatient facility in Plano. West Plano Medical Village was first developed in 2022 and is 100% leased. Tenants include Catalyst Physicians Group, Baylor Scott & White and Catalyst Physicians Group’s affiliated specialists.

Terms of the transaction were not disclosed. The deal closed April 16.
